Estimados propietarios
Mientras terminamos el acta de la pasada reunión del 19 de Junio, creemos conveniente hacerles llegar un breve resumen de la misma.
Se tomaron las siguientes decisiones:
• Elegir Junta Directiva: Presidenta: Ana Centeno, Vicepresidente: Jens Thomsen, y vocales: Geoff Webb, Gina Lincoln, Juan Vera y Michael Pfeiffer)
• Reelegir a Mario Bravo como secretario-administrador
• Emitir un recibo extraordinario el 15 de Agosto de 2010 por la misma cuota trimestral.
Pero además, hubo varios mensajes claros de los propietarios
• Todos quieren una comunidad unida, no dividida.
• Todos quieren que la comunidad se mantenga en buen estado, incluyendo la piscina.
• Todos quieren pagar lo mínimo.
Por otra parte, además de los gastos habituales, hay 2 asuntos nuevos este año 2010:
• La reparación de las filtraciones de agua. La comunidad comenzó a reparar tan pronto como la lluvia terminó, pero sólo cuando las filtraciones provenían de zonas comunitarias. Los daños que vienen de los patios privados son responsabilidad de los propietarios de esas viviendas. No obstante, estamos tomando algunas iniciativas para no dejar solos a los propietarios.
• La tasa de alcantarillado.. Durante 2010 vamos a recibir las facturas desde Febrero de 2009 (cuando empezó la tasa) hasta ahora, por tanto es muy posible que estemos hablando de 20.000 euros, como el administrador decía en su informe. Nadie quiere pagarlo, pero si no hay más remedio, es mejor pagarlo ahora que después con recargos.
Nuestro objetivo es utilizar sabiamente el dinero de la cuota extra para hacer todos los trabajos necesarios y, a la vez y si es posible, reducir los gastos de forma que podamos seguir trabajando con los 200.000 euros anuales del presupuesto habitual. Si hay que subirlo, lo haremos pero sólo después de haber intentando todas las demás alternativas.
La junta directiva está trabajando conjuntamente para que todos los propietarios estén informados, esperando la colaboración de todos. Para empezar, les vamos a dejar una hoja en el buzón para que la devuelvan rellena con sus datos. También hemos creado un blog en internet (www.pueblomijitas.blogspot.com) donde pueden ver lo que vamos haciendo.

Dear owners,
While the minutes of the last EGM are finished, we consider convenient to let you know some few things about that.
Following decisions ware taken by the EGM:
• To elect the following committee President: Ana Centeno, Vice-president: Jens Thomsen, Members Geoff Webb, Gina Lincoln, John Vera & Michael Pfeiffer)
• To re-elect the administrator Mario Bravo
• To issue an extra bill on 15 August, for the same quarterly figure
But besides that, there were two other things that we heard clearly
• Owners want the committee to work together, they don’t want a split community.
• Owners want the community to be well maintain and look good and nice including the pool
• Owners want the service with the lowest possible fees.
Besides the general expenses that we have, there are 2 new ones we need to afford this year 2010.
• The repair of the dampness problems. The community started to do it as soon as the rain finished, but only when the damages came from a communal area. Damages coming from private patios have to be sorted by owners. However, we are taking some initiatives here not to leave the owners alone.
• The payment of the sewage. During 2010, we will be invoiced for the sewage spent from February 2009 (when this started) up to now, so it is very likely we are talking about 20.000 euros, as the administrator pointed out in his report. Nobody wants to pay this, but if we have to pay, we prefer to pay this without fines than with fines.
Our target is to use the extra money wisely to do all the works needed, and, if possibly, reduce some costs so we can keep working with the usual 200.000 euros. We may have to increase it, but we will try to avoid to asking you for more money, if possible.
The committee is working together to keep everybody informed of the developments, and to get the cooperation from you all. To start with, we are leaving a form in all mailboxes for you to fill in your contact details, so please let us have it back as soon as possible. We have also created a blog (www.pueblomijitas.blogspot.com) where you can read what we are doing.
